This week nearby: one competing home cut its price, one new one came on, and one went under contract. Buyers shopping this neighborhood see all of them side by side.

Three ways forward

All three are yours to choose. The data likes one of them best. Read them over, and we'll talk them through together.

We change nothing and let the listing keep running. Sometimes the right buyer walks in late, and if one does, this costs us nothing. The honest part is: if the next 30 days go as the first 49, we would then be 79 days on the market with the same result and not be closer to your end goal. Usually homes that linger on the market net less in the end.
What to expect: more of what the scoreboard already shows. It can work. It is a hope, not a plan.
We do a small price reduction that puts your listing back in buyers' inboxes with a minor change. It also lets us do some additional marketing, like swapping the order of the first five photos.
Upside: a lingering buyer may see this as an invitation to revisit. Downside: it is not usually meaningful enough to change the narrative.
Sold homes around us are closing near $136 per square foot; we are asking $153. A move to $279,000 does not drop us all the way to $136, and it does not need to. It moves us under the $280,000 search cutoff and back beside the homes buyers are choosing. This is the one I recommend. The decision is yours, and we make it together on our call.
Why this one: it reaches a new buyer pool that may not have visited because our price was out of reach. The primary goal is to invigorate the market around your home.
